Realtor Bill Kivlon Shares Advice for Selling Homes

When is a good time to list and sell your home? As an agent, my experience says that the first 2 months of the new year is the best time to list a home. There are always many buyers looking for a home. The holidays are now over, football has ended, and interest rates are very low. What I currently see in Wayne Township is that there are 154 homes on the market as of Jan. 21. To break it down so that you can understand the market, there are 17 homes between $50,000-$300,000, 55 homes between $300,000-$500,000, 49 homes between $501,000 to $800,000 and 23 homes over $800,000. Where does your house fit? As spring arrives, these numbers will go up. Wayne will have close to 225 to 250 homes on the market. What does that mean? Well, it means more choices the buyer can look at, and it becomes more of a buyer’s market. Right now, inventory is very low, creating a sellers market. 

 

I am a Wayne Hills alumnus. I also lived in Wayne with my wife and children for many years. I am telling you this because as an agent I can help buyers with any questions on Wayne. When I list and sell your home, I am also selling Wayne. At my open houses I get many buyers from outside Wayne, and have the knowledge to communicate with the buyers on schools, transportation to NYC, parks and churches nearby and other questions they may have. Many agents let other realtors do the open house. I do all my own open houses and also will go to show your home when a realtor calls with a buyer. My feeling is that I can sell your home better than the agent showing your home. Many times, this is the first time the agent has been inside your home. I also obtain the buyers reaction on what they are thinking and therefore can answer any questions. 

 

When you call to list your home, my first step would be to come over and look over your neighborhood, meet you and your family, and then walk through your home. As I walk through your home, I can ask all the questions that a buyer would ask. This ensures me that I have all the answers. I can also make suggestions at this time on what you need to do to make your home more appealing to buyers. 

 

My next step is doing a fair market opinion of your home that will be honest, and at market price. Too many agents will increase the price of your home to get the listing. In a buyers’ market this does not work. This past year, all of the homes I listed were under contract in the first week or less than 30 days. I was also getting 97% or more of list price. After we both agree to work on the sale of your home and the price, we go to work. 

 

I will bring in a professional photographer to take the very best pictures of your

home. Most agents take the picture themselves or do no staging. However, this is one of the most important tasks. A buyer takes about 10 seconds to see your home on the computer and makes a decision to call me or move on. Having the best pictures is by far the most important part in selling your home. I do both inside and outside pictures. 

 

Your home will be in the GSMLS, NJ MLS 9 (all Bergen Co.), Zillow, Trulia, and Realtor.com – to name a few. What I do promise is to be available at all times, and give continual feedback to you. This includes updating you on the home market as it will change weekly, do all open houses, home inspection, and more.
